One Million Dollars in Florida Vs. Las Vegas Real Estate Blog

 Now that Lauren and I are licensed in the great state of Florida we have been studying and comparing the inventory in the MLS in both Las Vegas / Henderson and how it relates to the housing market in Florida.  For the purposes of this post I have chosen a listing in the city of Tampa.  Florida is such a large state and the amount of inventory at the 1 million dollar mark is relatively high when compared to Clark County.  Giving people an idea of what $1,000,000 can buy in the 2 contrasting markets sheds some light on the current state of buying power in 2 of the most desired locations for people moving from neighboring states that are a strain economically.  For the property in Nevada we will showcase a listing at Lake Las Vegas which has been very popular over the last 2-3 years as buyers wanting some kind of view or the need to be near water has been of utmost importance.  The Outlook is a community by Lennar that is situated on the North Shore with Reflection Bay Golf Course sitting just below the community that gives way to Golf Course views as well as views of the Lake below.  This particular listing sits high on a man made ridge that has been carved out of the existing landscape.  The Lot is 7,405 sq ft with the interior space coming in at 2,546 square feet and the home has 3 Bedrooms with 2 full baths. 

 The interior of the home is primarily white & modern with wood look plank flooring and a gorgeous kitchen with stainless appliances and high end finishes throughout.  Large laundry room with a sink and spacious closets compliment this home and the backyard has a view fence with an incredible vantage point over both the golf course and the lake below.

Some of the other listings I found in the GLVAR MLS were older re-sales that have been highly upgraded throughout with improved finishes and appliances and huge lots some upwards of an acre.

I found that a few of the homes priced at the 1 million dollar mark in Las Vegas are hitting that price point mainly due to the size of the lot and the land that comes with the purchase.

Room for Recreational Vehicles and one listing had upwards of 7 Boats on the property ! Let’s move on to the Florida property and see what 1 million gets you in the Sunshine State for 2022 Summer.  

Located in Tampa which is in the “middle” of Florida if you will when looking at the Map view, this home I will showcase is a Colonial type build that was constructed in 2002 and is 3,985 of interior square footage of “heated” space as they refer to it in the Florida MLS.  The home is 4 bedrooms 3.5 Bath that includes a Study, Bonus Room, Loft and a 2 car garage.  There is also a 504 square foot “in-law” suite above the garage which has been added to maximize the living space within.  It sits inside a Gated Community called Westchase inside the Village Green that is very rich in amenities and outdoor activities such as Golf and Tennis.  The Floors are a neutral wood color with the walls being painted a flat white which compliments the clean lines of the interior architecture.  The Kitchen flooring is large, bronze colored tiles with white cabinetry and stainless modern appliances. The thing about Florida that really differs when comparing to Las Vegas/

Properties are built as far back as the 1930’s an 40’s since Florida is rich in History, a few of them were also close to the shoreline.  

For a quick numbers comparison the property in NV came in at $393 a square foot being a 2020 build with 2,546 of interior square footage and a awesome view lot with golf course and lake views.

The listing in Tampa FL came in at $250 interior square feet 2002 build with 3,985 of interior square footage located in a very high end, sought after community.

What really makes Metropolis special is the sheer size of the Condos with some as large as 4,600 square feet.  Majority of the 2 Bed 2 Bath units are approximately 2,600 square feet with Concrete Floors and exposed ceilings to give that Industrial, Loft Style look that really compliments Modern Furniture and Styling that so many Buyers are wanting in todays Real Estate Market.  As of early September 2021 there are 5 units active for Sale in the MLS as Inventory is low and Demand very High in Souther Nevada.  HOA dues are based on interior square footage and the 1,783 sq. foot floorplan that is 2 bed 2 bath is approx. $1,031 per month.  Amazing Views, Convenient location to all Las Vegas has to offer and Living Spaces that are very large are what attract Buyers to Metropolis.

When it comes to High Rise Condominiums in Las Vegas there is One Tower that stands above all in terms of Value and getting the most for your money. 

 

Two identical 20 story Towers located on the South Strip just a few miles from Mandalay Bay, One Las Vegas is a great option for those who want to be close to the City without the hustle & bustle of being in the middle of it all.  Large balconies some of which wrap around the corners of the Tower can be accessed from both the living room and primary bedrooms so residents can sit and enjoy the view of the Las Vegas Skyline.  

 

Another advantage of One Las Vegas’ location is the convenient freeway access to go anywhere in the Valley and close proximity to an array of restaurants and shopping centers that are off strip and do not incur “tourist prices.”  Just across the street is a SuperMarket, CVS, Bank, Gas Station with a Car Wash and one of my favorite Restaurants / Bar in the whole town. 

The high speed train from Las Vegas to California will have a station that is located within just a few blocks of One LV.  

The amount of amenities that are available to residents is just incredible.  The parking garage offers secure, covered parking spaces with many units having two slots available which is very rare in the High Rise market. 

Located just off the parking garage are a number of storage rooms that vary in size in an indoor, temperature controlled environment.  Most of the units come with a storage unit assigned to the units which is so useful when transitioning from a Home to a Condo for many people.   

The common area’s are green and mature with ample space for walking outdoors with a dedicated park just for dogs that even has miniature obstacles for dogs to exercise on.  

The outdoor Pool & Spa area is huge and includes Cabana access and a sitting area with a Fire feature and outdoor cooking / BBQ as well.

There are Tennis Courts in the front of the building and plenty of guest parking outdoors for visitors.  

Inside the building the front desk has a Concierge that can grant access to guests and receive packages for any deliveries that arrive.   There is a Multi-Level Gym with machines and free weights as well as a Heavy Bag & a room for Pilates / Yoga practice.  Located just outside the gym is a large room with a Billiards Table, Coffee Bar and plenty of seating for residents to hang out and use the free wi-fi that is available in all the common area’s.  For people who need a dedicated workspace One Las Vegas has a Library Room with computer access.   

For private gatherings there is a large room that can be reserved as well as an indoor Movie Theatre where you can stream Sporting Events or PPV.   Last but not least is on site Dry Cleaning pick up / drop off where Residents can put there items in a locker for easy drop off and delivery of the cleaned items.

After spending the last week at the Las Vegas Country Club previewing Homes for Out of State Clients and then proceeding with Inspections linked to the deal, Lauren and I have been reminded of what makes this Community so special in the Las Vegas Real Estate Market. 

Here are just 5 Reasons why the Iconic Las Vegas Country Club is so unique to our City. 

1. Location : Finding Homes that are spacious both inside and out with floorplans that appeal to a wide array of Clients AND located close to the City is not an easy task.As with most Cities the suburban areas tend to be further away from the urban setting of the City / Downtown Districts where most businesses and industry are located. Las Vegas Country Club was build in the 1970’s when Las Vegas was a much smaller town and consequently it now sits in the heart of the City with access to both The Strip and Downtown. For many people who work in the Health Care Industry the LVCC is very convenient as many of the Hospitals where they work are just minutes from the Gates. Proximity to the Airport is very important for people who travel for work and/or pleasure and the LVCC is arguably the most conveniently located Guard Gated community to McCarran International.

2. Safety  : Las Vegas Country Club has three entrances and 1 exit only gate all of which are manned by Security and can only be accessed by guests if they are cleared by the Homeowner. A large brick wall with iron on top surrounds the entire LVCC and there is roving security which patrols the area inside the gates to help ensure the safety of all who live within. Many of the subdivisions have their own separate gates that require fob’s for access and the roads that connect these area’s are equipped with speed bumps. The Homes that back up to the Golf Course sections have either gates or walls that enclose the backyards and since many of these are rather low, many homes have secured front doors & sliders with a gated entry that can be accessed with by a key or access code. Many of the properties do have ornamental bars on the windows which really speaks to the architecture of the 70’s & 80’s more than a concern for safety, this is not something we see very often in homes nowadays but 30-40 years ago it was common to install such things on the exterior of a home. 

3. Amenities  : When we talk about Country Club communities one of the main reasons why people are interested is Golf. Many people I know who are avid golfers say that the Course at LVCC is one of the best places to play in all of Las Vegas. The Clubhouse that can be access of Joe W. Brown behind the Westgate Resort is still very nice and has a Bar that overlooks the Course with a huge Tennis Facility, Restaurant, Pro Shop, Barber Shop and Locker Rooms with Sauna / Steam Rooms as well. There are Tons of Pools within the community both Privately owned and public access depending on which development you reside in. Many of the Townhome & Condo subdivisions also have Fitness / Gym Rooms and outdoor BBQ area’s for outdoor activities. One of the nice things about the common area’s in LVCC is the mature landscaping with large tree’s that provide plenty of shade on the hot summer days. Being close to the Golf Course also helps keep the community a bit cooler than the surrounding desert landscape. 

4. Views  : Being able to see anything green in our City is always a gift. With the sprawling Golf Course that runs through the community & the well maintained common area’s inside LVCC there is plenty of lush grass and tree’s to enjoy. There are also large Water Features on the Golf Course with Fountains and Waterfalls that give a Resort feel to the landscape. Las Vegas Country Club is positioned just East of the Las Vegas Strip and South of Downtown so depending on the orientation of the property there are some incredible City / Downtown Views to be had. Regency Towers is a High Rise Condo Tower built in 1974 that sits in the heart of LVCC. Many of the units at Regency Towers that face West have Panoramic Views of the whole city skyline with Golf Course Views below. Many of the custom homes have windows on the rear of the homes that are positioned to enhance the City and/or Golf Course Views. Some of the smaller homes that line the fairways on the golf course have gates off the rear of the homes where you can open the latch and actually just walk right on to the course. As I mentioned before the mature landscaping within is just beautiful and well maintained which really gives a feel of being close to nature while still being in the Urban area. 

5. Style  : Let’s face it, so many of the homes today all start to look the same. Many of the suburban neighborhoods are just rows of homes that look like boxes with little to no space between and backyards that are so small you couldn’t build a pool back there at all. The interior spaces lack any character and they are just plain boring. Not the case in the Las Vegas Country Club. The styling in the 70’s and 80’s really had a flair for unique & rare floorplans that included vaulted ceilings that stretch on angles and sunken conversation pits that made for cozy living area’s where friends and family could congregate and share a drink. Retro touches from this era still exist in many of the homes and when combined with modern fixtures / appliances it creates a contrast of the old with the new that is original & cool compared to what is being delivered in a new home today. Younger generations who live and work in the nightclub and service industry have been buying many of the older custom homes and completey re-modeling them into exclusive residences that are truly exceptional. The exterior of the homes have brick archways and side entrances for privacy that give direct access to backyards and private patio enclosures. Leaving a bit of the Vintage architecture behind and adding some Modern up-grades is the style concept that sets Las Vegas Country Club aside from other Gated Golf Course Communities in Las Vegas.
