Four Seasons Private Residences @ MacDonald Highlands

Top 5 High Rise Luxury Condo Towers in Las Vegas NV

 Top 5 Residential High Rise Condominiums in Las Vegas 2022




When shopping the Real Estate Market for High Rise Condo’s in Las Vegas Buyers have many choices and are sometimes overwhelmed by the amount of inventory currently available.  This
Blog will go over my Top 5 choices in the High Rise market and help to give a snapshot of what is currently available.  

1.) The Martin is located on the corner of Jerry Lewis & Dean Martin Drive (how Vegas is that ??)
This Tower just North of Panorama Towers and has direct access to Harmon Ave and the bridge that goes over the I-15 freeway where people can walk to the Aria and Vdara resorts.
This location with such close proximity to amazing resorts like the Aria, Bellagio and the Cosmopolitan is one of the things that make it to the top of the list.  Residents will have a parking space assigned to their unit in the secure parking garage and can catch an Uber or Taxi to just about anywhere in the City without having to worry about driving or the safety of their Car.  The main lobby of The Martin has a Library room connected to it that has a Coffee / Latte machine, Fireplace and a plethora of books to browse through as well. A re-designed outdoor common area just off the lobby that is adjacent to the resort style pool / cabana area is a new addition.  On the 2nd level of the tower sits the gym / fitness area that is arguably the nicest in town. The styling of the units at The Martin is more modern than many of the other buildings with functional, well designed floorplans.  Currently listed on the 28th floor is one of the premier corner units known as the “A” unit & is 2 Bed 3 b Bath with 1,962 interior square feet.  This unit has panoramic views of the city with large, walkout balcony.  Listed for $1,550,000 with monthly HOA of $1,355 this is a trophy property rarely seen on re-sale market.

2.) Turnberry Towers is located on the corner of Karen & Paradise Ave are two towers located on 10 acres behind the Sahara Hotel.  Guard gated with full service valet and a parking garage for the residents these towers have gorgeous lobbies with secured entry. The pool area has a beach entry with putting green, bbq area and spacious pet park for residents. For people who own pets I highly recommend a unit here due to the large pet park and all the common area inside the guard gates to walk your four legged friends.  Convenient access to both the Las Vegas Strip and the Downtown / Arts district from Turnberry Towers as well. Turnberry Towers offers a 2 bedroom floorplan with balcony access from both bedrooms giving residents strip, golf course, mountain and downtown views. The corner units have curved, floor to ceiling glass with walls of windows only found in this tower.  The kitchens and bathrooms are large with high end finishes and the closets are some of the best you will find in terms of size and functionality.  Currently listed on the 22nd floor is a 2 bed 2 bath unit with 1,657 of interior square feet listed for $849,888. The monthly HOA dues are approx. $943 per month and includes a designated storage unit in the basement level.

3.) One Queensridge Place is comprised of 2 towers that are 20 stories tall with a total of 219 units that are more like custom homes than condominiums. Regarded as the most highly amenitized properties in Las Vegas One Queensridge Place is located on the west side of the valley in Summerlin.  Access to tons of shopping & dining such as Tivoli Village, Boca Park and Downtown Summerlin this is luxury high rise at it’s finest with a price tag to go along with it. With kitchens and bathrooms that you would find in a custom home, many of the units here has been customized by previous owners and may require some updating. Huge garage spaces are located on the street level in a massive parking complex that are sometimes located a bit far from the actual units make up for it in terms of size as they can fit two or even three cars in some cases.  The Pool / Spa / Fitness and Social Rooms that make up the overall amenity package are 5 star and are comparable with what you would expect in a Ritz-Carlton type resort.  There are currently only 9 units available on the re-sale market and the overall unit count for One Queensridge is 219 units which makes turnover here far less than other projects.
As of December 2022 there is a 3rd floor unit with amazing views of the Red Rock Mountains & the City as well as some golf course views on the south side. Coming in at 3,100 square feet with multiple balconies this unit has been recently refreshed to add some current updates. Listed for $1,925,00 with monthly HOA dues of $2,452 this unit does have a narrowed buyer pool but makes up for it in overall quality of construction and amenities that cannot be beat.

4.) Sky Las Vegas is the 1st High Rise I was introduced to and remains one of the best in town.  With the closest proximity to the Las Vegas Strip, Sky Las Vegas offers residents direct access to Las Vegas Blvd.  This 45 story towers has a total of 409 units with only 13 available in the MLS as of January of 2023. Sky Las Vegas has recently undergone a renovation of all amenities and the valet area to keep it looking fresh and vibrant. Located across the way from the new Fontainebleau Resort this property also has close proximity to the Sahara Hotel and the Wynn resorts. All of the units here have balconies with the corner units having a glass wall to enhance the views from inside the unit. Wood look floors and modern design kitchen and bathrooms highlight one of the currently available properties in Sky LV on the 15th floor in what is known at the “10” stack. The “10”stack sits next door to the corner units that look southwest down Las Vegas Blvd. with some of the most epic city views you will find in any high rise on the strip. Listed at $524,900 with HOA dues of $722 a month this unit is being sold turnkey and ready for move-in with just bringing in your essentials.

5.) Turnberry Place located on Paradise Ave across from the Westin is comprised of 4 towers in a Guard Gated community that are centered around the Stirling Club.  The Stirling Club is unique in the Las Vegas High Rise market as it is a private membership club that is home to incredible amenities and social events that only a facility like the Stirling Club could deliver.  Each tower is 38 stories tall with a total of 720 units throughout all four buildings. This is place for buyers who really are in need of a condo that offers more square footage than is typically found in others. Also for many buyers the lack of closet space is an issue for them when shopping high rise and Turnberry Place has the remedy to this problem with spacious closets, bathrooms and living spaces. The outdoor balconies are also very large and many units have sliding doors that give access to balconies off of multiple rooms within the residence.  Currently listed on the 20th floor of Tower 3 is a 3 Bed 3 Bath unit that is 2,805 square feet.  One of the unique features at Turnberry Place is that the elevator opens to a private vestibule for the individual unit.  Each tower does have it’s own outdoor pool and some offer a fitness center within the tower that occupies a hollowed out unit. HOA dues at Turnberry Place are on the high side and for this particular unit they are approximately $1,348 per month.  Each tower also has full service Valet at the main entrance and spacious underground parking for the residents in a secure facility with direct access to your floor via the elevator.

One Million Dollars in Florida Vs. Las Vegas Real Estate Blog

 Now that Lauren and I are licensed in the great state of Florida we have been studying and comparing the inventory in the MLS in both Las Vegas / Henderson and how it relates to the housing market in Florida.  For the purposes of this post I have chosen a listing in the city of Tampa.  Florida is such a large state and the amount of inventory at the 1 million dollar mark is relatively high when compared to Clark County.  Giving people an idea of what $1,000,000 can buy in the 2 contrasting markets sheds some light on the current state of buying power in 2 of the most desired locations for people moving from neighboring states that are a strain economically.  For the property in Nevada we will showcase a listing at Lake Las Vegas which has been very popular over the last 2-3 years as buyers wanting some kind of view or the need to be near water has been of utmost importance.  The Outlook is a community by Lennar that is situated on the North Shore with Reflection Bay Golf Course sitting just below the community that gives way to Golf Course views as well as views of the Lake below.  This particular listing sits high on a man made ridge that has been carved out of the existing landscape.  The Lot is 7,405 sq ft with the interior space coming in at 2,546 square feet and the home has 3 Bedrooms with 2 full baths. 

 The interior of the home is primarily white & modern with wood look plank flooring and a gorgeous kitchen with stainless appliances and high end finishes throughout.  Large laundry room with a sink and spacious closets compliment this home and the backyard has a view fence with an incredible vantage point over both the golf course and the lake below.  
Some of the other listings I found in the GLVAR MLS were older re-sales that have been highly upgraded throughout with improved finishes and appliances and huge lots some upwards of an acre.
I found that a few of the homes priced at the 1 million dollar mark in Las Vegas are hitting that price point mainly due to the size of the lot and the land that comes with the purchase.
Room for Recreational Vehicles and one listing had upwards of 7 Boats on the property ! Let’s move on to the Florida property and see what 1 million gets you in the Sunshine State for 2022 Summer.  
Located in Tampa which is in the “middle” of Florida if you will when looking at the Map view, this home I will showcase is a Colonial type build that was constructed in 2002 and is 3,985 of interior square footage of “heated” space as they refer to it in the Florida MLS.  The home is 4 bedrooms 3.5 Bath that includes a Study, Bonus Room, Loft and a 2 car garage.  There is also a 504 square foot “in-law” suite above the garage which has been added to maximize the living space within.  It sits inside a Gated Community called Westchase inside the Village Green that is very rich in amenities and outdoor activities such as Golf and Tennis.  The Floors are a neutral wood color with the walls being painted a flat white which compliments the clean lines of the interior architecture.  The Kitchen flooring is large, bronze colored tiles with white cabinetry and stainless modern appliances. The thing about Florida that really differs when comparing to Las Vegas/
Henderson homes is that the neighborhoods are so Green.  Every where you go in Florida is just covered in lush green trees and water everywhere.  Check out the home here at this link

Properties are built as far back as the 1930’s an 40’s since Florida is rich in History, a few of them were also close to the shoreline.  
For a quick numbers comparison the property in NV came in at $393 a square foot being a 2020 build with 2,546 of interior square footage and a awesome view lot with golf course and lake views.
The listing in Tampa FL came in at $250 interior square feet 2002 build with 3,985 of interior square footage located in a very high end, sought after community.

Metropolis Luxury Loft Style High Rise Condominiums with Unparalleled Views !

Metropolis Luxury Residential High Rise Condominium Tower is located on the Corner of Desert Inn and Debbie Reynolds just off Convention Center Drive between Las Vegas Blvd and Paradise Ave.  

This Tower is strategically located to deliver the most amazing views of the Wynn Golf Course and the Skyline of the Las Vegas Strip.  With direct access to the Desert Inn Arterial Road you can quickly drive West with minimal stopping via a tunnel that goes under Las Vegas Blvd and avoids major traffic routes.

What really makes Metropolis special is the sheer size of the Condos with some as large as 4,600 square feet.  Majority of the 2 Bed 2 Bath units are approximately 2,600 square feet with Concrete Floors and exposed ceilings to give that Industrial, Loft Style look that really compliments Modern Furniture and Styling that so many Buyers are wanting in todays Real Estate Market.  As of early September 2021 there are 5 units active for Sale in the MLS as Inventory is low and Demand very High in Souther Nevada.  HOA dues are based on interior square footage and the 1,783 sq. foot floorplan that is 2 bed 2 bath is approx. $1,031 per month.  Amazing Views, Convenient location to all Las Vegas has to offer and Living Spaces that are very large are what attract Buyers to Metropolis.

One Las Vegas High Rise Tower on the South Strip of Las Vegas







When it comes to High Rise Condominiums in Las Vegas there is One Tower that stands above all in terms of Value and getting the most for your money. 

 

Two identical 20 story Towers located on the South Strip just a few miles from Mandalay Bay, One Las Vegas is a great option for those who want to be close to the City without the hustle & bustle of being in the middle of it all.  Large balconies some of which wrap around the corners of the Tower can be accessed from both the living room and primary bedrooms so residents can sit and enjoy the view of the Las Vegas Skyline.  

 

Another advantage of One Las Vegas’ location is the convenient freeway access to go anywhere in the Valley and close proximity to an array of restaurants and shopping centers that are off strip and do not incur “tourist prices.”  Just across the street is a SuperMarket, CVS, Bank, Gas Station with a Car Wash and one of my favorite Restaurants / Bar in the whole town. 

The high speed train from Las Vegas to California will have a station that is located within just a few blocks of One LV.  


The amount of amenities that are available to residents is just incredible.  The parking garage offers secure, covered parking spaces with many units having two slots available which is very rare in the High Rise market. 

Located just off the parking garage are a number of storage rooms that vary in size in an indoor, temperature controlled environment.  Most of the units come with a storage unit assigned to the units which is so useful when transitioning from a Home to a Condo for many people.   

The common area’s are green and mature with ample space for walking outdoors with a dedicated park just for dogs that even has miniature obstacles for dogs to exercise on.  

The outdoor Pool & Spa area is huge and includes Cabana access and a sitting area with a Fire feature and outdoor cooking / BBQ as well.

There are Tennis Courts in the front of the building and plenty of guest parking outdoors for visitors.
