Top 5 High Rise Luxury Condo Towers in Las Vegas NV

 Top 5 Residential High Rise Condominiums in Las Vegas 2022




When shopping the Real Estate Market for High Rise Condo’s in Las Vegas Buyers have many choices and are sometimes overwhelmed by the amount of inventory currently available.  This
Blog will go over my Top 5 choices in the High Rise market and help to give a snapshot of what is currently available.  

1.) The Martin is located on the corner of Jerry Lewis & Dean Martin Drive (how Vegas is that ??)
This Tower just North of Panorama Towers and has direct access to Harmon Ave and the bridge that goes over the I-15 freeway where people can walk to the Aria and Vdara resorts.
This location with such close proximity to amazing resorts like the Aria, Bellagio and the Cosmopolitan is one of the things that make it to the top of the list.  Residents will have a parking space assigned to their unit in the secure parking garage and can catch an Uber or Taxi to just about anywhere in the City without having to worry about driving or the safety of their Car.  The main lobby of The Martin has a Library room connected to it that has a Coffee / Latte machine, Fireplace and a plethora of books to browse through as well. A re-designed outdoor common area just off the lobby that is adjacent to the resort style pool / cabana area is a new addition.  On the 2nd level of the tower sits the gym / fitness area that is arguably the nicest in town. The styling of the units at The Martin is more modern than many of the other buildings with functional, well designed floorplans.  Currently listed on the 28th floor is one of the premier corner units known as the “A” unit & is 2 Bed 3 b Bath with 1,962 interior square feet.  This unit has panoramic views of the city with large, walkout balcony.  Listed for $1,550,000 with monthly HOA of $1,355 this is a trophy property rarely seen on re-sale market.

2.) Turnberry Towers is located on the corner of Karen & Paradise Ave are two towers located on 10 acres behind the Sahara Hotel.  Guard gated with full service valet and a parking garage for the residents these towers have gorgeous lobbies with secured entry. The pool area has a beach entry with putting green, bbq area and spacious pet park for residents. For people who own pets I highly recommend a unit here due to the large pet park and all the common area inside the guard gates to walk your four legged friends.  Convenient access to both the Las Vegas Strip and the Downtown / Arts district from Turnberry Towers as well. Turnberry Towers offers a 2 bedroom floorplan with balcony access from both bedrooms giving residents strip, golf course, mountain and downtown views. The corner units have curved, floor to ceiling glass with walls of windows only found in this tower.  The kitchens and bathrooms are large with high end finishes and the closets are some of the best you will find in terms of size and functionality.  Currently listed on the 22nd floor is a 2 bed 2 bath unit with 1,657 of interior square feet listed for $849,888. The monthly HOA dues are approx. $943 per month and includes a designated storage unit in the basement level.

3.) One Queensridge Place is comprised of 2 towers that are 20 stories tall with a total of 219 units that are more like custom homes than condominiums. Regarded as the most highly amenitized properties in Las Vegas One Queensridge Place is located on the west side of the valley in Summerlin.  Access to tons of shopping & dining such as Tivoli Village, Boca Park and Downtown Summerlin this is luxury high rise at it’s finest with a price tag to go along with it. With kitchens and bathrooms that you would find in a custom home, many of the units here has been customized by previous owners and may require some updating. Huge garage spaces are located on the street level in a massive parking complex that are sometimes located a bit far from the actual units make up for it in terms of size as they can fit two or even three cars in some cases.  The Pool / Spa / Fitness and Social Rooms that make up the overall amenity package are 5 star and are comparable with what you would expect in a Ritz-Carlton type resort.  There are currently only 9 units available on the re-sale market and the overall unit count for One Queensridge is 219 units which makes turnover here far less than other projects.
As of December 2022 there is a 3rd floor unit with amazing views of the Red Rock Mountains & the City as well as some golf course views on the south side. Coming in at 3,100 square feet with multiple balconies this unit has been recently refreshed to add some current updates. Listed for $1,925,00 with monthly HOA dues of $2,452 this unit does have a narrowed buyer pool but makes up for it in overall quality of construction and amenities that cannot be beat.

4.) Sky Las Vegas is the 1st High Rise I was introduced to and remains one of the best in town.  With the closest proximity to the Las Vegas Strip, Sky Las Vegas offers residents direct access to Las Vegas Blvd.  This 45 story towers has a total of 409 units with only 13 available in the MLS as of January of 2023. Sky Las Vegas has recently undergone a renovation of all amenities and the valet area to keep it looking fresh and vibrant. Located across the way from the new Fontainebleau Resort this property also has close proximity to the Sahara Hotel and the Wynn resorts. All of the units here have balconies with the corner units having a glass wall to enhance the views from inside the unit. Wood look floors and modern design kitchen and bathrooms highlight one of the currently available properties in Sky LV on the 15th floor in what is known at the “10” stack. The “10”stack sits next door to the corner units that look southwest down Las Vegas Blvd. with some of the most epic city views you will find in any high rise on the strip. Listed at $524,900 with HOA dues of $722 a month this unit is being sold turnkey and ready for move-in with just bringing in your essentials.

5.) Turnberry Place located on Paradise Ave across from the Westin is comprised of 4 towers in a Guard Gated community that are centered around the Stirling Club.  The Stirling Club is unique in the Las Vegas High Rise market as it is a private membership club that is home to incredible amenities and social events that only a facility like the Stirling Club could deliver.  Each tower is 38 stories tall with a total of 720 units throughout all four buildings. This is place for buyers who really are in need of a condo that offers more square footage than is typically found in others. Also for many buyers the lack of closet space is an issue for them when shopping high rise and Turnberry Place has the remedy to this problem with spacious closets, bathrooms and living spaces. The outdoor balconies are also very large and many units have sliding doors that give access to balconies off of multiple rooms within the residence.  Currently listed on the 20th floor of Tower 3 is a 3 Bed 3 Bath unit that is 2,805 square feet.  One of the unique features at Turnberry Place is that the elevator opens to a private vestibule for the individual unit.  Each tower does have it’s own outdoor pool and some offer a fitness center within the tower that occupies a hollowed out unit. HOA dues at Turnberry Place are on the high side and for this particular unit they are approximately $1,348 per month.  Each tower also has full service Valet at the main entrance and spacious underground parking for the residents in a secure facility with direct access to your floor via the elevator.
